How it works

  • A common guideline is to keep rent around 25 to 30 percent of your monthly take-home pay. This tool is based on that rule of thumb and gives an estimate only.
  • When you enter a gross annual salary, take-home pay is roughly estimated as about 78 percent of the gross figure divided by 12, as a combined allowance for social insurance and taxes. Verify your actual take-home pay separately.
  • The figure including building fees adds about 10 percent on top of the base rent. Actual management or common-area fees vary by property.
  • The move-in cost estimate assumes a deposit of one month, key money of one month, an agency fee of one month plus 10 percent consumption tax, and one month of rent in advance. Actual costs vary widely by property, area, and contract terms.
  • All amounts are estimates in Japanese yen. The right rent for you depends on household size, fixed costs, and savings goals, so make the final decision yourself.
